We offer two types of Property Management Care:

1.) FULL TIME PROPERTY MANAGEMENT

NO Upfront Fees.
NO fees while Vacant.
FREE Webpage for your Property.
NO Advertising espenses.

We Provide All Showings.

Provide All Prospective Tenant Screening.

Secure and Place a Quality Tenant.

Draw up a Lease & Collect All Move-in Funds.

Provide Move-in/Move-out Inspections & Photos
Provide New Tenant with Keys.

Collect Monthly Rent.

Remit Monthly Funds & Statement to Owner.

Handle All Maintenance/Repair Issues.

Provide Annual Tax Statements for the Owner.

Provide Annual Rent Adjustments based on Market.

Provide Lease Extensions & Annual Inspections for Current Tenants.

Can Provide Payment on any Reoccurring Monthly Bills, on your behalf.

For this service, the full time management fee is 10% of the monthly rental rate for the term of that lease. This fee is a monthly deduction beginning from the start of the tenant lease, once the security deposit and first month's rent is collected. *There are no out of pocket expense. For example, the PM fee for a 12 month lease signing at $2,000/mo. would be $200.00/mo. for 12 months. The only additional fee is charged at lease/renewal signing once tenant has signed the contract.

$2,000 x 10% = $200

*Improving the condition of your home would be the only out of pocket expense. We don't charge you any fees until your tenant is placed!

2.) ONE TIME PLACEMENT

Services Offered:

Draw up PM Agreement for a One Time Tenant Placement.

NO Upfront Fees.
Pay for All Advertising.

Provide All Prospective Tenant Screening.

Find and Place a Quality Tenant.

Draw up a Lease & Collect All Move-in Funds.

Provide Move-in/Move-out Inspections & Photos
Provide New Tenant with Keys.

For this service, the management fee is 7% of the monthly rental rate for the term of that lease. This fee is a one-time deduction at the time the tenant is placed, once the security deposit and first month's rent is collected. *There are no out of pocket expense. For example, the one placement fee for a 12 month lease signing at $2,000/mo. would be $1,680.00. There is an additional fee to have a webpage built for your property. If you would like this service, it is an additional $300 upon the signing of the contract.

12 months x $2,000 = $24,000 $24,000 x 7% = $1,680
